MAIN PURPOSE OF THE JOB
- Supervise and maintains the equipment and facilities of assigned property
- Responsible for maintaining electrical, plumbing, mechanical, and other related systems. Has the ability to create building maintenance programs that would ensure 100% production support.
- Manages and deploys the in-house Engineering Technicians and oversees work by third party service providers.
- Conducts regular building safety audit to ensure equipment is in good working order
- Completion of projects and tasks assigned by the Building Manager and/or Engineering Officer – Property.
DUTIES & RESPONSIBILITIES
- Ensures that all equipment is in good running condition. Otherwise, implement troubleshooting activities to rectify any noted defects.
- Implement and assist in monitoring Engineering Technicians activities and project and assigned work completions.
- Timely accomplishment of property and equipment related concerns.
- Recording of pertinent information to the Engineering Officer – Property and/or Building Manager the maintenance reports and checklist, utilities consumption and project status.
- Conducts regular rounds/inspection of all building plant and equipment and common area facilities while on duty.
- Reports to the Building Manager and/or Engineering Officer – Property any noted defects on the equipment, incidents and action taken to rectify the matter and implements instructions from the Building Manager and/or Engineering Officer – Property on matters that require immediate attention.
- Ensure that operation of equipment conforms with the operating schedule in consonance to the energy management program.
- Operates and monitors the operation of water pumps, exhaust system, air conditioning and cooling systems, lighting, restroom facility, etc.
- Conducts weekly preventive maintenance on generator sets, fire protection system and other mechanical and electrical equipment.
- Accomplish daily equipment checklist and schedule of periodic preventive maintenance and check compliance of the Engineering Technicians on the maintenance checklists.
- Ensure compliance of scope of works for preventive maintenance conducted by other subcontractors such as but not limited to elevators, air conditioning systems, generator sets and others.
- Inspects and regularly monitors the on-going fit-out activities of tenants.
- Attend tenant and common areas service requests for assistance and work orders inside their offices unit and verify status of each request and work orders.
- Instruct and endorse to incoming technician accomplished and unaccomplished activities for the day to ensure continuity of programmed activities.
- Lead in the completion of engineering reports and schedules.
- Accomplish instructions, projects and improvements assigned by the Building Manager and Engineering Officer – Property relating to the maintenance and operation of the property.
- To carry out any other duties as directed by the Building Manager / Engineering Officer.
MINIMUM QUALIFICATIONS
- At least 5 years relevant experience in building maintenance and repair preferably high rise building
- At least vocational diploma/short course certificate in Air Conditioning/HVAC technology, Electrical Technology, Electronics, Electro-mechanical, Welding or any related courses
- Willing to travel or do field work
