MAIN PURPOSE OF THE JOB
- Responsible for the proper maintenance and operations of all equipment, facilities and systems including amenities areas (events place, stadium, etc.) of the assigned property.
- Handling and accomplishment of tenants and/or clients requests, concerns and complaints needed related to the building systems.
- Recording of technical information pertinent to the Building Manager reports, utilities consumption reading and maintenance checklist.
- Completion of projects and tasks assigned by the Building Manager, Property Officer and/or Operations Specialist – Property.
DUTIES & RESPONSIBILITIES
- Perform day-to-day repairs, emergency and preventive maintenance of building equipment and facilities.
- Conducts regular rounds/inspection and cleaning of all building plant and equipment and common area facilities while on duty.
- Ensures that all equipment is in good running condition. When a problem about the premises occurs, act as the first line of defense. Investigate the cause before the arrival of the maintenance contractor, try to maintain and recover normal operation.
- Assist with troubleshooting and repairs of buildings and installed systems including plumbing systems, electrical system, air conditioning system, and data centers.
- Reports to Building Manager any noted defects on the equipment, incidents and action taken to rectify the matter and implements instructions from Building Manager on matters that require immediate attention.
- Support energy management by ensuring all building systems are operating efficiently.
- Operates and monitors the operation of water pumps, exhaust system, air conditioning and cooling systems, lighting, restroom facility, etc.
- Conducts weekly preventive maintenance on generator sets, fire protection system and other mechanical and electrical equipment.
- Accomplish daily equipment checklist and schedule of periodic preventive maintenance. Monitoring, checking and logging of operational data of equipment and accessories. Maintain the data collected.
- Monitor preventive maintenance conducted by other sub-contractors such as but not limited to elevators, air conditioning systems, generator sets and others. Work closely with contractors and vendors on a regular basis, conducting risk assessment and following safety protocols, ensuring compliance to work procedures and scope of works.
- Assist in monitoring of fit out works of the tenants and reports any non compliance/violations of contractors inside the premises related to approved plans, code, Fit–out Guidelines and House Rules and Regulations.
- Attend tenant and common areas service calls or requests for assistance inside their offices unit. Estimate time and materials needed to complete the requests.
- Endorse to incoming technician accomplished and unaccomplished activities for the day to ensure continuity of programmed activities.
- Accomplish instructions, projects and improvements assigned by the Building Manager, Property Officer and/or Operations Specialist – Property relating to the maintenance and operation of the property.
- Respond quickly to emergency situations, summoning additional assistance as needed.
- Perform other related duties and tasks as assigned by the Building Manager, Property Officer and/or Operations Specialist – Property.
REQUIREMENTS
- At least one (1) to two (2) years relevant experience in building maintenance and repair preferably high rise building.
- At least vocational diploma/short course certificate in Air Conditioning/HVAC technology, Electrical Technology, Electronics, Electro-mechanical, Welding or any related courses. BA/BS in Electrical/Mechanical/Civil Technology is an advantage
- Training and Certifications – Basic Electrical Installation, Troubleshooting and Safety – Basic Air Conditioning System (Installation, Troubleshooting and Repair and Maintenance), Emergency Preparedness Training or Seminars.
