MAIN PURPOSE OF THE JOB
- Responsible for the performance of all plants, equipment, and facilities in the building and the implementation of maintenance and safety programs in accordance with SDC standards of procedures.
- Provide assistance in the responsibilities of the engineering section to the
Building Manager. - Prepare innovation and energy-conservation and cost saving measures while monitoring utilities consumption of common areas.
- Help in developing projects and improvements for the assigned property.
DUTIES & RESPONSIBILITIES
- Provide assistance in the implementation of building rules and regulations, safety and uninterrupted service to the building and its tenants are complied with at its best. Provide measures for any scheduled power and water interruption.
- Prepare a periodic manpower schedule of the technical team. Ensures no interruption of technical services provided by technical staff. Monitors and schedules overtime only when necessary.
- Update equipment history card where all parts replacement, preventive maintenance program, life cycle cost analysis are recorded.
- Conduct inventory of supplies and spare parts of the technical team. Ensure proper management of inventory of fast moving items and just in time requirements.
- Conduct regular routine inspection of all building plants and equipment, facilities and common areas and all sections of the overall property are visited on a daily basis. Attend to all building operations and maintenance, including the use of public thorough fares, common areas, access control, cleaning, building maintenance, lift usage, and parking arrangements.
- Regularly inspect the property to ensure that required standards of presentation, repairs and operation are being maintained and will ensure all sections of the overall property are visited on a daily basis.
- Oversee implementation of effective & consistent building/ equipment preventive maintenance programs to ensure reliable operations of building equipment system, physical appearance, safety & security of all facilities by conducting regular inspection. Monitors activities and keeps records of preventive maintenance programs conducted by vendors responsible for the upkeep of elevators, generator sets, cooling system, and other mechanical, electrical and electronic equipment.
- Schedule works ensuring that repairs are done on time and with minimal or no interruption to building service and operation. Coordinates and monitors contractors regarding renovation, expansion, equipment installation and rectification. Participate/Attend in the technical briefing, testing and commissioning of building equipment (new projects), verification and validation of work processes.
- To inspect, as deemed necessary, tenancy fit-out works and check physical occupation by the tenants. Evaluate and review drawings for fit out/renovation works submitted by tenants based on the Fit-out Guidelines. Ensure that reviewed plans should be evaluated and returned to the tenants within the agreed turnaround time.
- Monitor the engineering team response to all tenant complaints and requirements which are to be noted in the Tenants Help Desk System/Register.
- Assist with the production and implementation of all emergency procedures at the property including over viewing, evacuation and fire drills. To act as Assistant Fire Marshall in the event of an evacuation of the property for fire, earthquake, bomb threats and other emergency situations.
- Assist in ensuring that all regulatory and statutory permits and licenses related to the operation of the building and its appurtenant equipment as required by LGU and other Government Agencies are secured and complied with on time. Assist the Building Manager in preparation and submission of Compliance Monitoring Report (CMR) and quarterly Self-Monitoring Report (SMR) as required by the DENR/LLDA.
- Prepare special projects and scheduling of activities during holidays and long weekends to be accomplished by technical staffing complement.
- Assists the Building Manager in coordinating & implementing energy conservation measures. Ensure all common area utility consumptions are properly monitored and within budget. Recommend and implement cost cutting measures. Initiates creative innovations to improve facilities and services.
- Present a Weekly / Monthly written report in a format to be advised, covering the four main areas of management – Technical Operations, Cost Expense (Utilities, Consumables, etc.), Customer Service and Value Engineering / Enercon.
- Perform other related duties and tasks as assigned by the immediate superior.
MINIMUM QUALIFICATIONS
- Graduate of a Bachelor’s Degree (BA/BS) in Engineering, Architecture, Management Engineering, Building Technology, Property Management or related field.
- At least two (2) to three (3) years of relevant experience in Building Maintenance and Property Operations preferably in a High Rise Building or Commercial/Office Building
- Licensed (Mechanical/Electrical) is an advantage
- Familiarity with Property Management Operations
- Basic knowledge of all laws that govern building management and maintenance, as well as familiarity with the National Building Code and legislation that have an impact on building safety, emergency evacuation and environmental protection
- Knowledge in construction and maintenance and different engineering discipline
- Basic Technical capability in review/vetting of plans process (MEPF)
- Understanding of Basic Occupational Safety and Health, DENR & DOE
regulations including other statutory and regulatory compliances - Technically competent in various machines and equipment found in a residential or commercial properties
- Basic accounting skills, can forecast budget and monitor expenditures
- The position is under project-based employment for 6 months
